Exporting timber houses to the US: a big opportunity, firm rules

Modular and log houses are moving from Europe to the US in growing volumes. Success is determined by building codes and logistics, not just the product.

The market exists

The US housing shortage is structural, and the factory-built house is one of the few realistic solutions. In customs data we see regular shipments from European house producers: elements, modules and full kits. Baltic producers are already in this flow, but the volume is small compared with what the market would absorb.

The buyers are developers, glamping and holiday-cabin operators, and a growing number of private homebuyers who order a house directly.

Rules you cannot skip

US building codes differ by state, and certifying timber structures requires attention. Most successful exporters start with one or two states, not the whole country at once. In logistics, a house kit means special solutions: either a container-optimised design or project cargo.

This sounds complex, but it is solvable. There are already Estonian producers on the market who have walked this path, and their shipments recur, which means the business works.
